Gwinnett Place Mall redevelopment site is among 235 Georgia tracts Gov. Kemp nominated for new federal Opportunity Zone tax breaks โ 51 of them in Fulton, DeKalb, Cobb and Gwinnett
Georgia has submitted 235 census tracts for the federal Opportunity Zone 2.0 program, including 13 in Gwinnett County โ among them the Gwinnett Place Mall property the county wants redeveloped into a mixed-use district โ plus 31 in Fulton, 12 in DeKalb and 7 in Cobb, per Bisnow. If the U.S. Treasury certifies the nominations, developers investing in those tracts receive federal tax breaks, which Gwinnett economic development director Alena Green called a new funding tool at a moment when rising construction and financing costs are stalling projects. For a fix-and-flipper: certified zones tend to pull institutional capital, new construction and public improvements into exactly the kind of aging commercial corridors where distressed single-family inventory sits nearby โ that supports exit comps, but also brings more investor competition into those zip codes.
