Medley opens in Johns Creek with all 112,000 square feet of office leased - metro Atlanta's first spec office to fill up before opening in a decade

What Now Atlanta reports Toro Development Company's 43-acre Medley mixed-use project in Johns Creek celebrated its grand opening Oct. 29 with its entire 112,000-square-foot office building leased before opening - the first speculative Atlanta-area office development to reach full occupancy pre-opening in more than a decade. Boehringer Ingelheim took 73,000 square feet for its U.S. Animal Health headquarters with about 500 employees, Brightree leased 17,751 square feet and a third tenant took the rest, even as roughly 31% of North Fulton's Class A office space and about 18% of Johns Creek's office remains vacant, per Stream Realty Partners; the former State Farm campus also holds 145,000 square feet of retail, 881 residential units, a plaza and a boutique hotel. For a fix-and-flipper: demand is concentrating in walkable mixed-use nodes rather than spreading evenly - renovals near Johns Creek's live-work-play cores get a job-growth tailwind, while corridors near the vacant third of North Fulton's Class A stock face slower exit demand.
